Permit me to congratulate the good people of Kaduna State for the "giant strides" of Governor (Sen.) Mal.Uba Sani in the Housing sub-sector of the economy over the last one year of his administration. Governor Sani's "achievement" in this all important highly strategic sub- sector of the economy is "unquantifiable" and "worth commenting" not by only the good people of Kaduna State, but also the good people of the Northern Nigeria. He has indeed made Kaduna State a pace setter of Northern Nigeria in the Housing sub-sector of the economy.
Governor Sani's government through the performing Kaduna State Development and Property Company Limited (KSDPC) headed by Arc. Abubakar Rabi'u Abubakar a vibrant youth has succeeded in hosting a "maiden edition"of Kaduna International Housing Exhibition (KADIHE 1.0) 2024 with a theme: "Kaduna Sustainable Housing Development A Model For Northern Housing Reforms". The event was the first of its kind as well as the biggest ever held in Northern Nigeria.
The event took place between 1st July to 2nd July, 2024 at Umaru Musa Yar'adua Hall in Murtala Muhammad Square, Kaduna. It attracted over 5,000 delegates which brought real estate investors, property developers, housing sector policymakers, industry professionals, B2B sales agents, skilled artisans, high-net-worth clients, manufacturers, suppliers, contractors, prospective investors, and top government officials in the housing sector who discussed the challenges and opportunities of the Housing sub-sector of the economy.
The event discussed the way forward for the sustainable housing sector development in Kaduna State and Northern Nigeria by extension. There is huge housing deficits in Nigeria of over 25 million units with which Northern Nigeria takes the lion share. The significance of events like this towards addressing Housing deficits can never be overemphasized.
During the event seven flagship projects were unveiled as follows: (1) the proposed KSDPC Ultramodern Mechanic Village (Eastern Sector) which will revolutionise the automotive industry, (2) the proposed 5-star Hospital with doctors’ quarters which will provide world-class health care services, (3) the proposed Private International University (ABSAAR) which will offer quality education, (4) the proposed Building Materials Village (Eastern Sector) which will cater for the growing demand for construction materials, (5) the proposed Trucks and Heavy-duty Mechanistic Village which will boost the state’s logistics and transportation sector, (6) the KSDPC Housing Co-operative Society which will provide affordable housing options for citizens, and (7) the proposed Kaduna Construction Academy which will equip professionals with modern skills, ensuring a competent workforce for the state’s infrastructure development.
There were also paper presentations on land accessibility and housing production, establishment of an aqua agric-based community development export city programme for 2,500 families, aligning housing policy indices with future national development aspirations and climate resilience and adaptations.
The maiden event showcase cutting-edge housing and construction technologies, products, services, housing projects, construction projects, mortgage finance options from across the state and Northern region etc. The maiden edition of the exhibition featured panel discussions on Governor Sani’s housing agenda, government’s subsidy initiatives, constitution, skills development, local content and modern technology in housing development in Nigeria, alternative building materials and innovative ownership schemes for housing etc. These have indeed demonstrated the state’s commitment to social investment, skills development, and its desire to address the housing needs of the low and middle-income families.
The exhibition aims at promoting investments, jobs creation , boosting property development, bridging housing deficits, providing affordable housing, boosting revenue, putting Kaduna State as the hub and destination for real estate investments and facilitating economic growth.
More so, it is apt to note that housing sector development is not only about building houses, but also about creating a lot of "jobs opportunities" in the sector for people; such as: Urban planners, architectures, builders, manufactures, contractors, masons, artisans , carpenters, cements, blocks industry , woods, iron, zinc, painters ,tiles, POP, curtains , an interior decoration etc.
Governor Sani's government has gone far in the provision of affordable housing to the good people of Kaduna State. In partnership with the government of Qatar through the Qatar's Sanabil project his government has reached an advanced stage in the building over 500 houses for the less privilege and the downtrodden at Kaduna Economic City. The project aims at constructing homes for over 500,000 less privileged individuals in the state.
The Sanabil Project by the Qatar Charity is the first of its kind in Nigeria with the potential to redefine the country’s estate landscape.The project will include the provision for world class infrastructure; such as: clinics, shops, farmlands for poultry farms, farmlands for irrigation with provision for pumping machines for all year round agriculture.
Apart from the housing project by the Qatar Charity there is the provision for scholarships and empowerment for the poor, underserved and the vulnerable children across the 23 local governments. Boreholes will be drilled for deserving communities by the Qatar Charity. Sewing machines, welding machines and salon kits will be distributed to eligible beneficiaries.
The first phase of the project is already near completion aimed at building 100 homes with additional houses in the second phase. The project upon completion will make Kaduna a reference point in housing development , security, and conducive environment for business activities. The Kaduna Economic City project will aid both local and international trade which will definitely improve economic growth.
Governor Sani's government within its short stay in office has built 228 housing units at Rigasa, comprising semi detached, one-bedroom and two bedroom bungalows, around the Kaduna Train Station. In addition, 224 are being built at U/ Tanko, through direct intervention, as part of government’s Social Housing Programme for low income earners, under the Ministry of Housing and Urban Development. The Kaduna State Development and Property Company (KSDPC) has already completed 35 Low Cost Houses at Rigachukun.
His government has also completed the Axis Apartments at Barnawa, with Maisonette which comprises 17 units of three and four bedroom terraces almost completed at Kabala Costain. Work at Malali Low Cost Housing Estate through Public Private Partnership is progress well.
Under the Public Private Partnership (PPP) arrangement, Governor Sani's government and Nuru Suraj are developing 35, 30, 500 plots in the state.The Nigerian Air Force, the Nigerian customs service, the National Drug Law Enforcement Agency, (NDLEA) and the Federal Housing Authority have all embarked on mass housing Estates development in the state because of the conducive atmosphere created by the government.
Governor Sani's government has also embarked on Social Housing Scheme in order to cater for the vulnerable population of the state. Four (4) Housing Estates aims at building 6505 units from one - to - three- bedrooms- semi detached housing are being developed in order to provide affordable accomodations as a social service to the vulnerable population.
Accordingly, Governor Sani's government has attracted a lot of real estate investors under his Mass Housing Program. Through a Public Private Partnership (PPP) arrangement, fifty -two (52) private developers are currently developing 1,103.502 hectares of lands aims at building over 25,000 units of different types of houses in Kaduna state. Already about 10,000 units of different types of houses have been completed, sold, and occupied.
